Last updated: August 30, 2026

By making a booking, the guest declares to have read and accepted these Terms and Conditions, as well as the pricing, payment and cancellation conditions specifically indicated during the booking process.

1. Information about the structure

The accommodation facility operates under the name Mari estate.

Owner/Manager: Velina Soc. Coop. Agricultural
Site: Via Coppola, snc, 84040 Castelnuovo Cilento (SA), Italy
VAT number: 06371900652

Any communications relating to reservations and your stay can be sent to the addresses indicated above.

2. Characteristics of the accommodation

Tenuta Mari offers guests different types of rooms and accommodation, whose characteristics, maximum occupancy, amenities, services and rates are indicated on the respective pages of the site and during the booking process.

The number of people present in the accommodation cannot exceed the maximum capacity indicated for the accommodation booked, except for any additional solutions previously agreed and authorized by the structure.

The photographs on the site are for representative purposes. If multiple units belonging to the same type are available, the accommodation actually assigned may present non-substantial differences compared to the photographs, maintaining characteristics and standards corresponding to the category booked.

3. Reservation

The reservation is made by selecting the dates of the stay, the type of accommodation available, the number of guests and providing the data requested during the procedure.

Before confirming the booking, the guest is required to carefully check the dates, the number of guests, the selected accommodation, the price, the services included and the conditions applicable to the booking.

The booking is considered confirmed when the guest receives the relevant confirmation communication from Tenuta Mari through the site, via e-mail or via another contact details provided during the booking.

If a payment is required to confirm the booking, this will be subject to the successful completion of the payment according to the conditions indicated during the procedure.

The guest is responsible for the correctness and completeness of the data provided.

4. Prices

Prices are expressed in euros and refer to the stay and services expressly indicated as included in the selected rate.

Before confirming the booking, the price applicable to the stay is shown to the guest and any applicable costs, supplements, taxes or additional services are indicated.

Any additional services requested after booking may entail additional costs, which will be communicated to the guest before their acceptance.

5. Payment methods

The methods, timing and any amounts required for payment are indicated during the booking process and in the relevant summary.

Where online payment is available, the transaction can be processed through external providers specialized in payment services.

When the complete data relating to the payment instrument are managed directly by the payment service provider, Tenuta Mari does not directly acquire this information.

If the payment required to confirm the booking is not successful, the property may consider the booking not completed, unless the guest is notified otherwise.

6. Cancellation conditions

The cancellation conditions applicable to the booking are indicated to the guest before confirmation and constitute an integral part of the stay contract.

The possibility of canceling for free, the possible application of penalties and the right to any refunds depend on the conditions associated with the rate chosen at the time of booking.

If rates with different cancellation conditions are available, only the conditions relating to the selected rate will be applied to the guest.

Cancellation requests must be communicated to Tenuta Mari through the contact details or methods made available by the structure.

For the purposes of applying the cancellation conditions, the moment in which the request is received by the structure will prevail.

7. No-show and early departure

In case of no-show of the guest without prior cancellation, the conditions set out in the booked rate may apply.

Even in the event of early departure compared to the originally booked dates, any refund of unused nights will be determined on the basis of the conditions associated with the booking and the applicable legislation.

8. Refunds

If, based on the conditions of the rate or the applicable legislation, the guest is entitled to a refund, Tenuta Mari will manage it according to the agreed methods and compatibly with the technical times of the payment systems used.

The time required for the amount to actually be visible on the guest's account or payment instrument may depend on the payment service provider or banking institution concerned.

9. Right of withdrawal

Pursuant to art. 59 of Legislative Decree 206/2005 – Consumer Code, the right of withdrawal provided for contracts concluded at a distance does not apply, among other cases, to the supply of accommodation for non-residential purposes when the contract provides for a specific date or period of execution.

Consequently, to reservations made for specific dates at Tenuta Mari the 14-day right of withdrawal does not apply normally provided for certain contracts concluded remotely.

The possibility of canceling the booking and obtaining a possible refund is therefore governed by the rate conditions accepted at the time of booking, as well as by any mandatory provisions established by law.

10. Check-in and check-out

The check-in and check-out times applicable to the stay are indicated during the booking, in the relevant confirmation or in the communications sent by the property before arrival.

For special needs or arrivals outside the indicated times, the guest is invited to contact Tenuta Mari in advance.

The possibility of an early check-in, late check-in or late check-out is subject to availability and the conditions communicated by the property.

11. Identification of guests

All guests must provide the information and identity documents required by current legislation for the purposes of registration and public safety obligations.

Non-registered people are not permitted to stay in the facility.

The guest who makes the booking is required to correctly communicate the actual number of people who will stay in the structure, including any minors.

12. Minors

The stay of minors must take place in compliance with current legislation and any indications communicated by the structure.

If the minor does not stay with a parent or with those exercising parental responsibility, Tenuta Mari may request any necessary documentation or authorizations.

Any specific conditions regarding children, cots or additional accommodations are indicated during booking or can be requested directly from the property.

13. Animals

The admission of animals and any related conditions must be verified in the information relating to the accommodation or agreed in advance with the structure.

If staying with animals is permitted, the owner or companion is responsible for their behavior and any damage caused to the structure, things or third parties.

14. Residence rules

Guests are required to use the rooms, common areas, furnishings and amenities of the facility with care and respect for other guests, staff and property.

It is not permitted to use the accommodation for illicit purposes or for purposes other than the normal stay.

Guests are also required to respect the tranquility of the structure and avoid behavior that may disturb other guests.

Any parties, events or access to the facility by people not included in the booking must be authorized in advance by Tenuta Mari.

The guest is required to respect any additional rules of the structure communicated before or during the stay.

15. Damage to the structure

The guest is responsible for damage directly caused, during the stay, to the room, furnishings, equipment or other property of the structure due to malicious or negligent behavior of himself or of the people included in his booking.

In the event of damage, Tenuta Mari may request reimbursement of costs reasonably necessary for the repair or replacement of the damaged goods, providing adequate justification.

16. Behaviors incompatible with the stay

In the presence of behavior that is seriously contrary to the law, dangerous for people or things, seriously annoying for other guests or such as to cause a substantial violation of the rules of the structure, Tenuta Mari may request the interruption of the behavior and, in the most serious cases and within the limits permitted by law, the early termination of the stay.

Any liability of the guest for damage caused to the structure or to third parties remains unaffected.

17. Services and amenities

Only the services indicated in the accommodation description, in the selected rate or in the booking summary are included in the booking.

Any additional services are subject to the conditions and any costs indicated by the property.

Any temporary interruptions to services due to faults, urgent maintenance or circumstances not attributable to the property will be handled as quickly as reasonably possible.

If the interruption concerns an essential service or significantly affects the stay, the remedies provided by current legislation will be applied and alternative solutions will be evaluated, where possible.

18. Impossibility to provide the booked accommodation

In exceptional circumstances, if Tenuta Mari is unable to make the regularly booked accommodation available due to unexpected causes, technical problems, unforeseeable unavailability or other circumstances that cannot reasonably be avoided, the structure will promptly inform the guest.

When possible, alternative accommodation with equivalent or superior characteristics may be proposed, which the guest will be free to accept.

If it is not possible to provide the booked stay or an alternative solution accepted by the guest, any amounts already paid for services not provided will be refunded, without prejudice to any further rights recognized by the applicable legislation.

19. Force majeure

Neither party will be responsible for non-performance directly caused by exceptional and unforeseeable events beyond its reasonable control, to the extent permitted by law.

In such situations, Tenuta Mari and the guest undertake to communicate promptly and to identify, when possible, a reasonable solution.

Any right to a refund will be determined based on the applicable legislation, the nature of the impediment and the conditions of the booking, without this clause being able to limit any mandatory rights of the guest.

20. Personal items and responsibilities

Guests are advised to carefully guard money, documents, electronic devices and valuables.

Tenuta Mari's liability for any deterioration, destruction or theft of guests' property remains governed by the applicable legal provisions and is not excluded or limited in cases where such exclusion or limitation is not permitted by current legislation.

21. Parking and other ancillary services

Any availability of parking or other ancillary services is indicated in the information relating to the accommodation or communicated directly by the structure.

If an unattended parking area is available, its use does not in itself constitute a vehicle storage service, except in cases of liability provided by law.

22. Complaints and assistance

Any problems encountered during the stay must be promptly communicated to the structure, in order to allow, when possible, an intervention and a solution during the stay itself.

For complaints, requests or assistance you can contact Tenuta Mari at:

estatemaribnb@gmail.com

Tenuta Mari undertakes to examine the reports received and to provide feedback within a reasonable time.

23. Alternative Dispute Resolution

The consumer may, in the cases provided for by current legislation, contact a competent alternative dispute resolution (ADR) body.

In any case, the protection tools provided for by the applicable legislation remain unaffected.

24. Applicable law and competent court

These Terms and Conditions and booking contracts are governed by Italian law.

If the guest acts as a consumer, all the mandatory provisions established by the legislation for his protection remain unchanged, including those relating to the territorial jurisdiction of the judge.

25. Privacy and processing of personal data

26. Changes to the Terms and Conditions

Tenuta Mari may update these Terms and Conditions to adapt them to regulatory or organizational changes or to the services offered.

The conditions made available and accepted by the guest at the time of completing the booking apply to the individual booking, unless subsequent changes are expressly agreed between the parties or imposed by law.

27. Acceptance

By confirming the booking, the guest declares to have read and accepted those present Terms and conditions, including the rate and cancellation conditions shown during the booking process.
